This Tiny Denver Home Makes Downsizing Look Good — House Call

“This tiny house was one of the biggest challenges of my life. Going from a 1,500-square-foot house to 400 is a challenge to say the least,” writes Austin Klapesky. “When I purchased it, it was a disaster. Great bones, but every surface needed rebuilding. We went down to the brick walls and dirt floors. As I was designing it, I had to really challenge myself to think small scale yet smart and efficient. I wanted to live in a ‘no compromise’ space and that’s a challenge at 400 square feet.”

“I had to make a small space feel much larger than it appeared so I wouldn’t feel like I was living in a tiny box. I opened up all the ceilings and created a loft to give a sense of separation to the bedroom and double my living space. I added multiple skylights and kept the lines very clean throughout the house for a great flow. Storage was also a big challenge. The full length benches in the mudroom have become a lifesaver! All in all, I am so happy how it turned out. I feel proud and yet humble at the same time. I would encourage anyone who is considering downsizing to take the leap. You’ll be happy you did it.”

Describe your home’s style in 5 words or less: Quirky Fun Modern Bohemian Minimalism

Any advice for creating a home you love? Don’t compromise. And don’t be afraid to pursue your crazy ideas. There will be people along the way that will try to convince you to take the easy route or will not see your vision, but at the end of the day, follow your instincts. It will all come together and you will be so happy you did.

What’s the last thing you bought (or found!) for your home? Hovet mirror from IKEA. It’s a fantastic modern mirror at a great price.

What is your favorite room and why? The sleeping loft. I was unsure at the beginning if the loft would be a space I wanted to spend my time. After living here a while, it’s a great escape. I feel like I’m a kid in a tree house.

If you could magically change something about your home, what would it be? As much as I love the loft, it would be nice if I could fully stand up there. Just saying. 🙂
